BACKGROUND

Governors Island is a 172-acre Island in the heart of New York Harbor nestled between Lower Manhattan and the Brooklyn Waterfront. Eight minutes from the energy and excitement of the rest of the City, the Island is a popular seasonal destination. A resilient new park is complemented by dozens of unique historic buildings, environmental educational facilities, a rich arts and culture program and a 22-acre National Monument managed by the National Park Service. Unlike anywhere else in New York, Governors Island offers peaceful settings with sweeping views of the Harbor, City skyline and Statue of Liberty. Looking ahead, the Island will be activated year-round as a sustainable center for learning and entrepreneurship, with plans for expanded commercial, educational and non-profit uses in its future. In 2017, Governors Island is open to the public seven days a week from May 1-October 31. The operation of the Island continues year-round, with a public high school, artist studio program and new commercial tenancies.

THE POSITION

The Trust for Governors Island (TGI), seeks a well-organized, energetic and creative Capital Projects Manager to be responsible for a wide range of projects related to planning, design, and construction on Governors Island. The Manager will develop and supervise several high priority projects within the Trust’s $112 million capital portfolio, overseeing critical aspects of design, construction, schedule and budget.

The Manager reports directly to the COO and works closely with the CFO and other members of the Capital and Operations teams.

RESPONSIBILITIES

  • Monitor the progress of new and existing capital projects, with varying degrees of complexity. Communicate all schedule milestones, requirements and issues to TGI. Update schedules and budgets as required.

  • Manage a portion of TGI’s construction and facilities management contract with LiRo Program and Construction Management (“LiRo”) and Resident Engineer(s) as needed.

  • Collaborate with LiRo and other TGI staff to troubleshoot or mitigate any project concerns.

  • Identify and implement new capital projects through strategic planning and coordination with the TGI’s Planning, Real Estate and Operations teams.

  • Oversee work involving multiple partners (i.e. construction managers, architects, engineers and contractors).

  • Consult regarding change orders, shop drawing approvals, and other architectural and engineering related issues.

  • Support the funding and regulatory approval processes with multiple City, State and Federal agencies.

  • Develop and maintain daily, weekly and long term schedules to support and expedite capital projects across the Island.

  •  Produce capital project reports, maintain accurate records, and organize and lead meetings.

REQUIREMENTS

  • Bachelor's degree and at least 2 years of experience in the fields of architecture, engineering, or construction management. Registration as a Professional Engineer, or Architect a plus.

  • At least 1 year of experience successfully managing design and construction projects with a value of $1,000,000 or more.

  • Knowledge of civil/structural engineering and/or construction principles and practices.

  • Desire to be at construction sites, solving problems and moving projects to completion.

  • Ability to effectively coordinate and manage several design and construction projects at

    various stages of development simultaneously.

  • Proactive and self-directed within a fast paced, collaborative environment. Capable of

    responding to emergencies when they arise.

  • Excellent written and verbal communication skills, and an ability to synthesize complex issues and present them clearly.

  • Organized with strong attention to detail.

  • Occasional weekend work required.
